Perry & Co. is proud to have been this year's Presenting Sponsor for the annual Pumpkin Harvest Festival which drew record crowds!
“This was our first year sponsoring this event and we loved everything about being a part of it,” said R. Don Larrance, President, Perry & Co. Real Estate Professionals.
The park was buzzing with activities – from selecting a pumpkin from the huge “patch”; horse and buggy and wagon rides, pie-eating contests, gold panning and more. The event is becoming more popular every year with an increase by 1000 over last year’s attendance. One of the favorite activities is making your own scarecrow where piles of shirts, jeans and hats were waiting to be filled with hay stacked in bales in the center of the park. Heather Parness has been in the residential real estate business for 16 years. Most recently at Fuller Sothebys as President and Employing Broker, where she oversaw 4 offices with 180+ full-time brokers and staff.
Heather is a member of the Colorado Chapter of the Young President's Organization, and serves as a Member-at Large on their Board of Directors. She is also a Board member for the DDI of the Downtown Denver Partnership. Heather was awarded Manager of the Year for the Denver Board of Realtors in 2007. Parness is a Past President of the Mile High Chapter of the Women’s Council of Realtors. It also requires rental property that has a change in tenant occupancy on or after July 1, 2009, that has a fuel-burning heater or appliance, a fireplace, or an attached garage to have an operational carbon monoxide (CO) alarm installed within 15 feet of the entrance to each room used for sleeping purposes. The new statute however does not require landlords to change the batteries or maintain the CO detectors after they have been properly installed.

Our Annual Client Appreciation Summer Party was a success at the Four Mile Historic Park on the last Thursday of one of the wettest Junes in Colorado history. Over 300 of our friends donned their raincoats and headed to the oldest park in Denver for a down-home barbeque dinner, music and as it turned out, mud!
“We love hosting our events at Denver’s historic, scientific and cultural facilities to introduce them to people who’ve never quite found the time to visit them. This year was no different – only many guests simply couldn’t get here!" said Don Larrance, President of Perry & Co. Roads were closed throughout the city due to flash flooding and many guests just didn’t want to risk the drive.
Those guests who did arrive safely enjoyed a spread created by The Food Guy, which included three kinds of barbequed meats and warm peach cobbler. The band, Kick’d, was moved inside to the where the crowd could dance indoors. Appropriately they opened the night with The Doors' song "Riders On The Storm."
While the pioneer children’s activities were cancelled due to the weather, many still walked the park with their parents and discovered an historic game that children throughout the ages enjoy: splashing in mud puddles.
Since only about half of this year’s guests could attend, the remaining barbeque food was donated to the Denver Rescue Mission. The extra soda-pop was donated to the Four Mile Park.

On March 17, 2009, we won’t be adding green dye to our drinks (it doesn’t change the color of coffee anyway), but we will be continuing our efforts to add “green” thinking to our business practices. Like most of you, we’ve learned how to adjust our thinking to conserve energy, to recycle, to car-pool – but it’s one thing to think about doing it and quite another to actually do it.
At Perry & Co., we’ve been recycling all of our business paper for many years. The recognizable blue bins can be seen at every staff person’s desk and at all our printing stations. We recycle so much that Denver Recycles gave us our own dumpsters.
As most of you know, we tour our new property listings every week – ensuring that any agent answering the phone at our floor desk has actually seen your home and can answer questions about it. Plus, all of us are passionate about real estate and this weekly trip allows us to see and feel what we sell. This requires a LOT of driving, all over metro Denver, and frankly, it’s too important to give up. So, the tour is planned a day in advance to allow for the most efficient use of time and gas. And, of course, we car-pool. I’m always amazed at how many agents can comfortably fit into Dagley Arnold’s Mini Cooper, or Katie Hulings’ Toyota Prius.
Direct mail, flyers and brochures are used to sell our listings and they are an important part of our marketing efforts. While it’s comforting to know that ALL of our printed materials can be recycled once they are received, we also use a 30% recycled-paper product for printing. In addition, we limit mailings that require envelopes, preferring to market using postcards. Three years ago we brought a lot of our printing in-house to alleviate trips to the copy center. Additionally, all company printers are default set to print two-sided.
Of course, it’s always lights out at the end of the day and now that Daylight Savings Time is here and it’s lighter throughout the afternoon we keep our upstairs lights down in our headquarters office to keep it cooler during the warm weather.
Several of our agents have their EcoBroker designation - Dave Browning, Karen Nichols and Mary Sullivan-Ridge - and are educated about green building techniques for remodeling and retrofitting homes to conserve, and re-use, energy.
Several other Perry & Co. Agents committed themselves to getting the National Association of Realtors’ Green Designation this year in honor of St. Patrick. They include Amy Shonstrom, Corrie Lee, Susan Mathews, Robert Bailey, Diana Garrett and Barb Sheldon.
We’re always open to new ideas about being green and would love to hear yours. The patron saint of Ireland would probably be glad to know that folks are using the “green” moniker and his namesake day to be more responsible, more respectful and ultimately gentler towards this beautiful planet we call home (Don’t forget Earth Day is right around the corner on April 22nd).

- How Many People Are Seeing Your House Online?

Customers, and Agents, are always asking us, “How many Hits does your real estate company website get?” Well, the simple answer is that PerryAndCo.com averaged about 1,500,000 ‘hits’ per month during 2008. But Hits is a rather nebulous term, and it really doesn’t tell you much about how much traffic a website gets. For instance, each picture on a webpage constitutes a ‘hit’, thus every time someone views the Meet Our Agents page, for example, our statistics package would register over 60 hits. The point being, don’t be impressed when being told that a real estate website receives over a million hits a month, because by their very nature real estate websites are loaded with pictures (more pictures = more statistical hits).
However, there are other web traffic terms that you may be familiar with that are meaningful – Visitors and Pageviews. What you really want to know about a real estate company’s web traffic is how many people, or Visitors, are looking at homes for sale and how many property web pages they are viewing. In 2008, PerryAndCo.com averaged 1650 unique visitors per month, that’s about 55 people per day. “Unique” in terms of web visitors, refers to a single person, regardless of the number of times that person visited the site. The more telling statistic is Pageviews - PerryAndCo.com averaged 35,000 pageviews per month last year. Doing the math tells us that on average every person who visited Perry & Co’s website looked at over 20 homes for sale.
All these numbers may, or may not, be impressive when compared to our competitors, but they are only a fraction of the total internet exposure that each Perry & Co. real estate listing receives. Have you heard the term “Listing Syndication?” We syndicate our properties to over 20 other popular real estate websites such as AOL, Homes.com, MSN, Yahoo, Zillow, Trulia, and Denver Post/Rocky Mtn News. In fact, all Perry & Co. listings even appear on ReMax.com, as well as most of our other competitor’s websites through IDX. That means that on virtually every website that a consumer might use for their home searches Perry & Co listings will appear.
On Realtor.com alone, Perry & Co. listings receive over 120,000 Property Page Views per month. Note that Realtor.com is by far the most used real estate website in the US – they claim that near 80% of all Americans looking to purchase a new home will use Realtor.com (that’s why Perry & Co enhances all of our listings on Realtor.com). Then there’s CraigsList. We also talk about Denver real estate on our blogsite, 3033997777.com, so the number of Perry & Co. Property Page Views just keeps climbing up and up. In summation, we provide our clients’ properties maximum exposure.
So next time a real estate agent starts overwhelming you with statistics about how many Hits their website gets, ask them, “On which other websites do your real estate listings appear?”
- Perry & Co.s Average Sales Price More Than Doubles Metro Denver Average

The 2008 statistics are in, and once again Perry & Co.’s average home sales price exceeded the Metro Denver average by over 200%!
Although substantially higher than the national average of almost $200,000, the average residential sold price for the Metro Denver area in 2008 was $270,261. However, year in and year out, Perry & Co. is proud that our average residential sold price dwarfs the Denver average - in 2008 ours’ was $556,950. Perry & Co.’s average condo sales price of $265,422 also exceeded the Metro Denver average condo sold price of $171,350.
Please don’t be intimidated by our reputation as a high-end real estate company. Perry & Co. Agents are experts at listing and finding luxury in all price points.

Perry & Co. returned to an old tradition this year by celebrating their 2008 accomplishments during the Annual Company Holiday Party. Perry & Co. President Don Larrance announced the Annual Company Sales Awards to over 100 company agents and spouses in attendance at the Grant-Humphrey’s Mansion in Denver. The awards are as follows:
The Longest Continuous Listing Sold Award was a shoe-in for Gina Cornelison who closed “The Hangar” at 2650 S. Main St. in Erie, Colorado after 1414 days on the market. This unique property can best be described as a fly-in/fly-out personal airplane hangar and luxury residence. Just one week short of four years, “The Hangar” tested all of Gina’s marketing skills, as well as patience, but her persistence and innovation paid off with the November closing.
Don Larrance was proud to give the Team Player of The Year Award to Corrie Lee. In 2008, Corrie maintained a positive attitude and an uncompromised willingness to help out her fellow Perry & Co teammates whenever called. Corrie also participated in the Company Associate Regent program and the Internet Lead Team.
The rest of the evenings awards were dominated by Barb Perry. In the Quickest Listing Under Contract Award, Barb successfully sold 649 Jackson St. in just one day. Barb sold the Highest Priced Perry & Co. Listing at 450 Westwood Drive for $3,020,000. Barb had the Highest Number of Transaction Sides Closed, and Barb was named The 2008 Perry & Co. Sales Person of The Year for her highest sales volume marks. Barb’s success in 2008 is a testament to her exemplary professionalism and her dedication to the craft of being a real estate professional. In 2008, Barb focused on the basics, customer service, communication and taking advantage of the opportunities at hand. Anyone who’s had contact with Barb Perry will tell you that she is a “true professional” in every sense of the word. Congratulations Barb!
- Perry & Co. Hosts 6th Annual Holiday Lights Celebration for Clients, Family & Friends

Neither cold, nor wind, nor predictions of snow kept away the crowds when Perry & Co. hosted its annual holiday lights celebration on the evening of December 3rd at the Denver Zoo’s Wild Lights. Over 1400 guests, a good portion of them children, were exuberant over the 150 animal-themed light displays set up all around the 38 acres of the Denver Zoo. “This is one of our favorite traditions,” said Don Larrance, President of Perry & Co. “We get to host a party at the Zoo with our clients and meet their families and friends. It’s become one of our favorite events, it's truly a good time for people of all ages.”
Perry & Co. rents the entire zoo facility for the party and offers hot cocoa, cider and holiday cookies inside the Gates Center’s Norgren Hall so guests can warm up before heading out into the night. Themed and animated lights dot the landscape and create surprises around every corner as visitors strolled the zoo’s paths. Santa usually stops by for a visit and the little ones know to come with their lists in mind. Twirling in the dark on the decorated old-fashioned carousel is a favorite of children and their parents alike.
For Perry & Co. Agents it’s a great way to deliver holiday greetings to clients and potential clients. Some agents even invite people who live in their farm areas or their children’s classmates. The staff is encouraged to invite friends and family, too. “I love to invite my vendors to this event as well,” said Lorrie Grillo, Director of Marketing. “It’s a way of saying “thank you” to them for their great service to our company over the past year.”

Bromwell Elementary School continues its grand tradition of showcasing the unique architectural landscape surrounding the school with our annual Homes for the Holiday Tour. Tour will be a walking event this year in keeping with the green theme
The celebrated L’Esprit de Noel Holiday Home Tour and Boutique returns this holiday season for its 32nd year in the Denver Metro Area. Tours begin Friday, November 21, and run from 10 a.m. to 4 p.m. through Sunday, November 23 in the Belcaro Park neighborhood. The Phipps Tennis Pavilion at 3300 Belcaro Drive will showcase the boutique. This popular fund raising event, organized by the Central City Opera Guild, is considered one of Denver’s signature holiday events and benefits Central City Opera.
The annual Patron Preview Party will be held Thursday, November 20, and includes an evening tour with cocktails and an elegant grand buffet. Tickets are $250 for benefactors, $150 for patrons and $90 for junior patrons (age 35 and younger).
Five homeowners will open their homes to some of Denver’s most accomplished and renowned florists and table designers this holiday season. The boutique will showcase more than 40 vendors with holiday decorations and gifts, clothing, jewelry and gourmet food. In addition, Whole Foods will host a free wine tasting. With the grace and elegance of Belcaro Park, the spirit of the holidays will never be more alive. “We are fortunate to be in the Belcaro neighborhood where there is ample parking and the houses and boutique are within walking distance,” said L’Esprit de Noel Chairperson Cindy Koch.

The business of real estate is changing rapidly. Obviously the internet and the current global economic situation have had a huge impact on every business. Consumers are much more informed, and, they can get the information they want at their leisure. However, today’s online consumer is also inherently impatient – rightly so. If you can’t deliver the service they desire in a timely manner (within minutes) than they will find someone who can. Needless to say, they can find that other person in mere minutes. Service today is defined by instant gratification.
To that end, Perry & Co. established its “Internet Lead Team.” Most real estate companies have a system for addressing internet leads but we think ours’ is unique. Most of our competitors’ systems rely on handing the lead down an assigned chain.
